Habitat homes are modest, well-built homes constructed by volunteers and financed primarily by private donations. Government funding is used only to subsidize land purchases and infrastructure development.

A committee of volunteers selects families based on their need for housing, ability to pay and willingness to partner with Habitat.

Habitat sells homes at cost and provides a zero interest loan. The monthly mortgage on a $100,000 home ranges from $400 to $500 a month, depending on the length of the loan, which includes taxes, insurance, homeowners dues, and a land lease. The land is deed restricted and held by Habitat, thereby ensuring permanently affordable housing for our community.

 
Our 2 bedroom homes in Melody Ranch are approximately 900 square feet of living space and currently sell for $95,000. Our 3 bedroom homes are approximately 1,200 square feet and currently sell for $100,000. Our aim is to make the homes simple, decent and therefore, affordable.
 
Financial Responsibility
A $100 good faith deposit is made by the family partner before construction begins on the home. Once the house is complete, the family partner pays an additional $1,400 to cover closing costs. Homeowners are then responsible for making on time payments each month, the only difference from a conventional mortgage being that Habitat qualifies each family's creditworthiness and charges no interest on the loan.
